What make us different

   Sun Home Inspection Others
Roof inspection
Equip with 26' ladder for close-up and accurate roof inspection from the roof eave.
Most inspectors will only observe from the ground level with naked eye or with a telescope.
Electrical inspection    We always open the main electrical cover plate to inspect any safety issues such as overheating wires and double tapped circuits to ensure full inspection is conducted.   Most inspectors will not open the main electrical cover plate to inspection the safety issues.
Attic inspection  We always open the attic hatch to inspect the roof structure, insulation materials and ventilation to ensure the structure is fully complied with safety regulations.  Some inspectors will skip the check on the attic hatch to inspect for any structural inspection inside the attic.
Equipment  Digital moisture meter, hygrometer, carbon monoxide detector, snake camera and infrared thermometer are used to insure most accurate readings are recorded.  Most inspectors only use infrared thermometer.
Report format  Our reports are digitally generated with 30 - 50 pictures and narrative descriptions including cause of defect and suggested action. The information is clear and specific to the house being inspected.   Most inspector use hand written checklist report with no diagrams and minimal illustration. These report formats are often confusing to customers.
Indoor air consultant  As a member of the International Association of Certified Indoor Air Consultants (IAC2), we provide indoor air quality consulting and testing on mold (optional).     With no such qualification
Time used  We perform comprehensive and thorough inspections with detail reports. It usually take about 2.5-3.5 hours depended on the size of the house.  Most spend 1.5-2.5 hours, some even only spend 40 mins.  (We spend about 40-70% more time than other inspectors to inspect your house.)
